Hillview Estates was built in the early 1980s on the west side of Santa Paula. It is a gated senior (55+) community of 130 homes, on individual lots, each privately owned and with a shared interest in the common areas.
The homes feature either garages or carports. Sizes range from 1,100 to nearly 2,000 square feet. While some residents are still working, many are retired. Hillview is overseen by an elected Board of Directors and an outside management company.
The amenities at Hillview are plenty. There is a clubhouse for events, featuring a full kitchen, card room, large library, coin operated laundry, and a billiard room. The clubhouse is available for all residents’ use at no charge.
Outside is a swimming pool and patio. A spa, small gym and sauna, plus showers and dressing areas are in an adjacent building. Close by are a putting green, shuffleboard lanes and horseshoes court. In the back of Hillview, there is a grassy park with shade trees, lined with citrus and lots of room for visiting grandkids.
Other amenities include limited RV parking and dump station, a place for gardens, and a good-sized fenced dog park, which also has numerous fruit trees. An Architectural Control Board oversees changes and improvements to all homes.
The 2016 HOA fees are a modest $170 a month, which includes basic Time Warner cable, trash collection and maintenance of the common areas, including roads. The park is well managed, very well maintained, and has an over 90% funded capital reserve, which is adjusted annually.
Numerous social events are offered during the year and many residents volunteer time for the various committees that keep Hillview running and a great place to live.
